Income-tested assistance (ITA) reconciliation

Every year, within four months of their year end, co-ops financed under CMHC’s Section 95 Co-operative Housing Program must report on income-tested assistance used in the year. The Agency has developed an electronic spreadsheet that you can download and use to reconcile your ITA spending.

Our Income-Tested Assistance (ITA) Reconciliation spreadsheet works with Excel 2003 or Excel XP (2002). We encourage your co-op to update its software, if need be, so that you can use our spreadsheet.

First, you download the spreadsheet file to your computer. In order to download the file, right click on the link below and select the option to save this file.

Choose a location for the file on your computer. When the download is complete, either double click on the file or open it from within Microsoft Excel.

Co-ops using versions of Microsoft Excel earlier than Excel XP (2002) can try using the macro-free version of our ITA Reconciliation spreadsheet. In order to download the file, right click on the link below and select the option to save this file. When prompted, choose a location for the file on your computer. When the download is complete, either double click on the file or open it from within Microsoft Excel.

Co-ops using older or different software can report their ITA spending to the Agency on a spreadsheet of their own design, as long as it includes the same information that appears on this ITA reconciliation template.

Co-operatives’ representations:

Most of the Annual Information Return (AIR) is completed by the co-op’s auditor, based on his or her examination of the co-op’s records. However, some questions can be answered only by the co-op itself. These questions are known as the co-op’s representations. They differ from one co-op housing program to another. The answers to these questions confirm that co-ops are following the terms of their operating agreement. They also reveal some of the best practices co-ops are undertaking.

The Agency is asking co-ops to download and print out the set of representations below that applies to them. Please complete them and send them to your auditor. Your auditor will make sure the information is filed on line as part of the AIR. For more information about the AIR, please see Agency questions and answers.
